After you have found a place you would like to lease, you need to prepare an offer application to give to the owner of the property.
To submit an Application to lease a place in Laguna Woods, the following checklist applies:
1) Download and fill out the California Association of Realtors Application Form. Please do not put the property address on the form, and do not fill out Section II. Screening Fee. You will also need to sign the Agency Form that is attached.
2) Download and fill out the fee arrangement form between you and the Realtor you are working with.
3) Proof of Income: Please provide proof of income that was listed on the C.A.R. Application. This will include copies of pay stubs, social security checks, and other copies to substantiate your income.
4) Proof of Assets: Please provide copies of bank statements and accounts that were listed on the C.A.R. Application.
5) Copy of Credit Report with SCORE showing. The landlord will need a copy of your credit with score showing to evaluate your application.
6) Copy of your Drivers License or other Government ID.
7) Optional. You may want to write a letter to the landlord describing why you are the perfect tenant or describing certain aspects of the application that might need further clarification. This step goes a long way if there are multiple offers on a property, and will help your application stand out.
