Within Laguna Woods Village, there are two types of housing ownership, Condominiums and Cooperatives. There are also three separate Mutuals in Laguna Woods which utilize these two ownership types. Each of these Mutuals have different income requirements and approvals before someone can buy, and there are various inspections and procedures that need to take place before the close of escrow.

Separate Interest – Condominium: the “separate interest” is commonly referred to as the air space of the condominium unit. Each member of a condominium owns an undivided interest of the real property. Owners of condominiums are issued a grant deed at the close of escrow.
Separate Interest – Cooperative: the separate interest is the exclusive right to occupy a portion of the real property, as specified in subdivision, title to which is held by the corporation. Owners of stock-cooperatives are issued a stock certificate at the close of escrow.
A Brief Summary of the three Mutuals are as follows:
United Mutual uses the Cooperative ownership. This mutual has 6,323 memberships or households. This represents 49.6% of all households in Laguna Woods. It represents all the homes that were built from 1964 to the early part of 1969. All Cooperatives are in Phase I & II, and you can see them on this chart of Laguna Woods represented by the “blue” marks. The Corporation leadership consists of an 11-member board of directors, elected by the members of United Mutual. United operates and maintains the manors, laundry rooms, carports and common grounds owned by the Corporation. The Corporation also owns the manor interior fixtures, including the appliances.
Third Mutual uses the Condominium ownership. This mutual has 6,102 memberships or households that represent 47.9% of the community. All Condominiums were built starting in 1969. They are in all 5 Phases of the community, and are represented in Chart 1 by the “red” marks. The Corporation leadership consists of an 11-member board of directors, elected by the members of Third Mutual. Third Mutual operates and maintains the buildings, laundry rooms, carports and grounds.
Mutual Fifty uses the Condominium ownership. This mutual has 311 memberships or households that repreent 2.4% of the community. The units are in two high-rise buildings located inside Gate 10 off of Santa Maria. You can see them on the chart represented by the“pink” marks. The Corporation leadership consists of a 5-member board of directors, elected by the members Mutual Fifty.
